    West Loop apartment tower plan moves forward, would bring 288 units to area

    The West Loop building boom is not slowing down.

    DAC Developments received approval from the city’s Plan Commission Thursday for a 213-foot, 19-story building at 1227 W. Washington Blvd. 

    Under the proposed plans, DAC Developments and Melrose Ascension Capital would build 288 apartments, 4,000 square feet of ground-floor retail and 10,000 square feet of tenant amenity space. The project will include 58 units of on-site affordable housing. 

    The $100 million high-rise designed by Pappageorge Haymes Partners would be sandwiched between buildings at 1201 W. Washington Blvd. and 1229 W. Washington Blvd.

    It also would include 183 parking spaces and 185 bicycle parking spaces.

    Under the current zoning request, the developers have some flexibility for future uses of the new building. If approved, they’ll be allowed to convert up to 154 apartments into hotel rooms, according to the zoning application.

    During public comments, a handful of speakers called for the developer to nix the hotel conversion option to ensure permanently affordable housing for hospitality industry workers.

    Michael Ezgur, attorney for the developer, said the developer had no current plans for rooms to be converted into hotel units.

    The design and floor plan are for a residential building, and there are no plans for a hotel, Ezgur said.

    The development proposal will next move to the Zoning Committee before moving to the full City Council.
